A lawyer who accompanies the purchase of an apartment (other real estate) in Kyiv / Ukraine must perform the following actions:
- Get the necessary information and documents from the client according to the questionnaire.
- Obtain an individual tax number (“TIN“) for a foreigner in Ukraine.
- Perform a due diligence of the developer of apartment (other real estate) in Kyiv / Ukraine:
- Due diligence of the seller:
- In the register of Ukrainian lawsuits and Ukrainian courts decisios.
- In the Ukrainian register of debtors.
- In the Ukrainian register of executive decisions.
- Due diligence of the apartment:
- In the register of rights to real estate.
- In the register of Ukrainian lawsuits and Ukrainian courts decisios.
- Due diligence of the seller:
- Check the presence of debts on utility bills for an apartment (other real estate) in Kyiv / Ukraine
- Open a bank account for a foreign buyer in a Ukrainian bank (if necessary).
- Draft a power of attorney (if necessary).
- Agree on draft agreements for the purchase of an apartment (other real estate) in Kiev / Ukraine.
- Inform the client about all expenses (realtor’s fees, taxes and fees).
- Agree on the time of the transaction with a notary.
- Accompany the transaction at the notary (paperwork, payment).
- Control over the receipt by the buyer of the original purchase and sale agreement, extraction from the register of rights to real estate (if applicable) and keys.
- Report to the chef.
