Change of amount of rent
The lease payment may be changed only by agreement of the parties. In addition, the lease agreement may define a mechanism for the revision of the amount of rent.
Any change of economic situation, exchange rates, etc. shall NOT be the ground for revising the amount of rent, except as otherwise provided in the agreement.
If the lessee could not use the leased property due to circumstances beyond his/her control, the rent shall not be paid.
Early termination of the lease agreement
The lease agreement may be terminated early only in certain cases, which are specified in the regulatory legal acts and can be defined in the lease agreement. Unilateral refusal of the lease agreement pursuant to the general rule is not allowed.
Preservation of the lease when changing the owner of the leased property.
The Ukrainian legislation clearly states that changing the owner shall not affect lease relations, unless otherwise specified in the agreement.
